Latest Update (Phase 5 is live): The Lucknow Development Authority has opened Phase 5 registration in Anant Nagar Yojana on Mohan Road. This round offers 460 residential plots in Aashish Khand, and the online registration window runs from 9 August 2026 to 9 September 2026. Applications are accepted only through the LDA Citizen Portal, and allotment will again be done by lottery.

Phase 4 is closed and allotted. On 12 June 2026, LDA allotted 540 plots by lottery at Pluto Hall, Indira Gandhi Pratishthan, Gomti Nagar, among 5,181 successfully registered applicants. The draw was live-streamed on the LDA YouTube channel. Note that Phase 4 opened with 498 plots in the booklet and finished at 540 — a useful reminder that LDA plot counts are provisional until the draw.

Anant Nagar Yojana is LDA’s flagship 785-acre township on Mohan Road, and it has become the most heavily subscribed government plot scheme in Lucknow. About Anant Nagar Yojana

Anant Nagar Yojana is a large planned residential township being developed by the Lucknow Development Authority on Mohan Road, on land taken up in the Pyarepur and Kalwa Kheda belt. The scheme covers roughly 785 acres and is laid out on an international-standard grid pattern with wide roads and underground electricity cabling.

The township is divided into named khands (sectors): Akash Khand, Alekh Khand, Aashish Khand, Aabhash Khand, Alok Khand, Adarsh Khand, Aditya Khand and Aamod Khand. Phase 5 opens plots in Aashish Khand. Around 130 acres of the scheme is earmarked for parks and green space, and a large portion is planned as an EduTech City. LDA has also confirmed EV charging stations, community centres, solid waste management and zero liquid discharge as part of the scheme design.

Anant Nagar is registered with UP-RERA under promoter number UPRERAPRM10102, and each khand carries its own project registration. Before you pay anything, look up the specific Aashish Khand project registration on the UP-RERA portal at up-rera.in and confirm it is active. Do not assume that a registration for Alok Khand or Akash Khand covers the plots being offered in Phase 5.

Phase 5: What Is Actually on Offer

All 460 plots in this round are in Aashish Khand, and the mix is very different from Phase 4. Where Phase 4 was dominated by 288, 200 and 162 sq.m plots, Phase 5 is overwhelmingly the smallest category — 112.5 sq.m. That makes this the most accessible round the scheme has offered in terms of entry ticket size, and it is likely to be the most competitive as a result.

What the Category Split Means for Your Odds

  • Reservation quotas are applied within each size pool separately, not across the phase as a whole.
  • With only 12 plots at 162 sq.m and 23 at 200 sq.m, a single reserved category may account for just a handful of plots in those pools.
  • The 112.5 sq.m pool has 425 plots, so on raw numbers it offers materially better odds — but it will also attract the largest number of applicants.
  • You apply for one category. Choose based on what you can actually fund through to registry, not only on which pool looks easiest.

Plot Price and Registration Amount

This is the one part of the article we will not state as settled fact. LDA has used two different rates in Anant Nagar so far: ₹41,150 per square metre at launch and in the early phases, and ₹44,731 per square metre in Phase 4. The rate applicable to Phase 5 is fixed in the Phase 5 registration booklet, and that booklet is the only source you should price your decision on.

Read the Booklet Rate Before You Budget

The figures above are arithmetic on LDA’s two previously published rates. They are not the Phase 5 rate. Once you buy the ₹1,100 registration booklet on the LDA portal, the allotment rate, category-wise tentative cost and exact registration amount are printed in it. If any broker or website quotes you a firm Phase 5 price without showing you that booklet page, treat it as unverified.

Costs That Sit on Top of the Plot Price

  • Freehold charge of 12% of the land value, payable before registry — this is not included in the plot rate.
  • Corner plot: +10%, park-facing: +5%, road 18 metres or wider: +10%. A plot with all three features costs 20% above the normal value.
  • Registry and stamp duty are entirely on the allottee, over and above everything above.
  • The number of plots, their location, area and price are all tentative until final costing is done after development.
  • The registration booklet costs ₹1,100 including GST and is non-refundable, whether or not you are allotted a plot.

The applicant must be a citizen of India. Non-Resident Indians are also permitted to apply, subject to the standard conditions in the booklet.

Property Ownership Limit

The applicant or any family member (family means the applicant, spouse and minor children) should not own any plot or building in Lucknow developed by LDA, the Housing and Development Board, an Improvement Trust, any local body or cooperative society, and should not own more than one plot or building in any other city or urban area of Uttar Pradesh developed by these agencies.

Joint Application by Husband and Wife

As per government orders, plot registration may be done jointly in the name of husband and wife. A married applicant can apply jointly with their spouse. For joint applications, scanned signatures of both applicants must be uploaded.

Reservation Categories

Reservation is applied as per the current Government Orders of Uttar Pradesh. The percentages below have been consistent across Anant Nagar phases. The exact plot count per category for each Phase 5 size pool is printed in the Phase 5 booklet — because the pools here are small (12 and 23 plots), those counts matter a great deal and should be checked before you apply.

In addition, persons with disabilities receive 5% horizontal reservation and senior citizens receive 10%. These horizontal reservations are not separate pools — they are accommodated within the reservation already available for each category. A valid Uttar Pradesh Government certificate is required to claim any reserved category. Without it, the applicant is treated as General and pays the full 5% registration amount instead of 2.5%.

Enter Correct Bank and Nominee Details, Then Save the Receipt

The bank account given for refund must be in the same name as the applicant, or an unsuccessful applicant’s refund will stall. Fill nominee and legal-heir details correctly. After submitting, save your application number and payment receipt — you will need both to check eligibility lists and the lottery result.

Payment Plan, Discount and Penalties

The terms below are the ones LDA applied in the most recent Anant Nagar booklet. They have been stable across phases, but confirm each of them against your Phase 5 booklet before you plan your funding.

Payment Terms

  • Instalment plan: After allotment, the balance is payable in 08 quarterly instalments with 9% annual interest, or as a single one-time payment.
  • Late payment penalty: Instalments not paid by the due date attract 11% annual compound penal interest.
  • Early-payment discount: If the entire remaining amount is paid within 60 days of the digital signing of the online allotment letter, a 5% discount applies on 75% of the amount, excluding the freehold amount.
  • Do not self-deduct: Never deduct the discount yourself while paying. The discounted amount is adjusted under other payable heads at final calculation.
  • Freehold charge: 12% of the land value, including park, corner and wide-road premiums where applicable, is payable before registry.

Allotment, Possession and Refund Rules

Allotment by Lottery

Plots are allotted by lottery in the presence of applicants, with draw slips drawn by applicants themselves. LDA has live-streamed recent draws on its YouTube channel, as it did for the Phase 4 draw on 12 June 2026. The lottery date is published in newspapers and on the LDA website, and the result is displayed on the Authority notice board and website. The digitally signed allotment letter can be downloaded from ldalucknow.in 15 working days after the lottery — no separate physical letter is issued.

Check the Eligibility List Before the Draw

LDA publishes an eligibility list of valid applicants on its website before the lottery date. Check your status there rather than waiting for the draw — a document mismatch caught at that stage can sometimes still be resolved.

Possession of the Plot

After the allotment date, once the plot value and other dues are paid and registry is done, possession is given within the period prescribed by RERA. All registration and agreement expenses are borne by the applicant.

Refund for Unsuccessful Applicants

If the registration amount of unsuccessful applicants is refunded within 3 months of the lottery date, no interest is payable. If refunded after 3 months, interest is paid at 4% simple annual interest on the deposited amount.

Cancellation After Allotment

If an allottee cancels an allotted plot, 20% of the registration amount plus applicable GST is deducted and the balance refunded without interest. If three consecutive instalments are missed, the allotment is cancelled without notice and the refund is made after the same deduction.

Mortgage and Maintenance

An allottee may mortgage the plot to raise a loan for paying LDA dues, with the Authority permission or NOC. Until the scheme is handed over to the Municipal Corporation, the allottee pays maintenance charges plus GST. After handover, an allottee who has not constructed on the plot pays a maintenance fee of ₹25 per square metre per year separately.

The headline number LDA quotes is that roughly 1,700 plots have been allotted across the first four phases, with more than 35,000 people having deposited registration money. In Phase 4 specifically, 5,181 applicants competed for 540 plots — close to ten applicants per plot. Phase 5 offers fewer plots than Phase 4, and its dominant category is the cheapest one in the scheme, so it is reasonable to plan on similar or stronger competition rather than better odds.

Pay Only Through the Official LDA Portal

Payment must be made only through registration.ldalucknow.in. Do not deposit money into any individual bank account. No broker or agent can accept applications, reserve a plot number, or improve your chances — allotment is strictly lottery-based. Any promise otherwise is a fraud indicator, not a service.

Do Not Trust Phase 5 Prices Quoted Outside the Booklet

LDA has used more than one rate across Anant Nagar phases. Several websites still display the older ₹41,150 figure. Until you have read the Phase 5 booklet, no Phase 5 price is confirmed — including the indicative range in this article.

Concealing Facts Forfeits Your Money

If any detail in the application is found false, or an important fact is concealed, the LDA Vice-Chairman can cancel the allotment, registration or agreement, confiscate the entire registration amount, and initiate further legal action.

Plot Numbers and Prices Are Tentative

Phase 4 illustrates this precisely: the booklet listed 498 plots and 540 were ultimately allotted. Location, area and price are provisional, with final costing done after development, and plot counts can move in either direction.

A Disputed Plot Is Not Replaced

If an allotted plot becomes disputed after allocation, no alternative plot is provided. The deposited amount is refunded with simple interest at the State Bank of India MCLR rate — which is a poor substitute for the plot you planned to build on.

Three Missed Instalments Cancel the Allotment
