What Is Anant Nagar Yojana?
Anant Nagar Yojana is LDA's flagship residential township being developed on 785.02 acres along Mohan Road (Kakori Road) in Lucknow. The land spans villages of Pyarepur and Kalwa Kheda, and the project is designed to house approximately 1.5 lakh residents when fully developed. With an estimated project cost of ₹10,000 crore, it is the largest active residential plot scheme by LDA.
What sets Anant Nagar apart from other LDA schemes is its Chandigarh-inspired grid layout — international urban planning standards with wide internal roads (18m to 45m), underground utility cabling, dedicated green belts spanning 130 acres, and a self-contained township model integrating residential, commercial, educational, and recreational zones within the same masterplan.

- Freehold charge: 12% of plot cost (one-time)
- Early payment discount: 5% off remaining 75% if paid within 60 days of allotment letter (freehold excluded)
For those not paying in full, the balance is payable in 8 quarterly instalments at 9% annual interest. Late payments attract 11% compounded annual penal interest. The 5% early payment discount is auto-adjusted during final settlement — applicants should not deduct it themselves during payment.

Red Flags & Verification Tips for Buyers
🚨 Apply Only Through the Official LDA Portal
The only legitimate registration platform is registration.ldalucknow.in. No broker, agent, or third-party website can accept applications or guarantee allotment. LDA allotment is strictly lottery-based. Any agent claiming "guaranteed plot" is running a scam.
🚨 Verify RERA Registration Before Investing
Adarsh Khand is RERA-registered under UPRERAPRJ885169/04/2025. Verify this and check for other sector registrations on up-rera.in before proceeding. Unregistered sectors should not be treated as investment-grade until RERA compliance is confirmed.
🚨 Infrastructure Timeline Is Multi-Year
While the Chandigarh-style planning is impressive, a 785-acre township takes years to develop fully. Do not expect immediate construction-ready infrastructure on allotment. Budget for 2–4 years of development time for roads, sewerage, water, and electricity in newer sectors like Alok Khand.
🚨 Eligibility Rule: One Plot Per Family
The applicant or their family members should not own more than one residential plot or building in UP allotted by LDA, UPHB, or other government bodies. Violating this rule leads to automatic disqualification and forfeiture of registration fee. Verify your family's LDA allotment history before applying.
🚨 Do Not Buy Allotment Letters Informally
After lottery results, some winners attempt to 'sell' their allotment letters to third parties at a premium. This is risky and often in violation of LDA transfer rules.
