Aero City Lucknow 2026: Location, Status, Villages and What Buyers Must Verify
Latest Update — 10 October 2026
Aerocity Lucknow is still a government proposal, not a launched scheme. The UP government announced a 1,500-acre Aerocity near Chaudhary Charan Singh International Airport (CCSIA, Amausi) in the 2024-25 state budget, and the Lucknow Development Authority (LDA) was given the job of identifying land and implementing it. The land being studied lies in Rahimabad and Gahru villages in the Sarojini Nagar area. As of this update, we have found no LDA plot registration, no approved Aerocity layout, no allotment brochure and no price list in the public domain. Anyone selling you an "LDA Aerocity plot" today is selling something that does not yet exist.
Quick answer: Aero City Lucknow (also written Aerocity Lucknow, एयरोसिटी लखनऊ) is a proposed 1,500-acre business, hospitality and convention district next to Lucknow Airport at Amausi, modelled on Delhi Aerocity and Hyderabad's GMR Aerocity. It was announced by UP Finance Minister Suresh Khanna in the February 2024 budget, proposed by Sarojini Nagar MLA Rajeshwar Singh, and handed to LDA for land identification in Rahimabad and Gahru villages. It is planned for hotels, offices, malls, a convention centre and parks — not as a residential plot scheme for the public. As of 10 October 2026 there is no plot sale, no registration window and no fixed timeline. Land near the airport also carries strict AAI height limits and a documented demolition history, so verify every plot before you pay.

What Is Aero City Lucknow?
An aerocity is a planned business district built right next to an airport. The idea is simple: people who fly in for a meeting, a conference or a hotel stay should not have to cross a congested city to reach it. Delhi Aerocity, opened around the 2010 Commonwealth Games next to Indira Gandhi International Airport, is the best-known Indian example. It now holds a dense cluster of premium hotels, offices and restaurants and is treated as one of the most valuable commercial pockets in the National Capital Region. GMR's Hyderabad Aerocity follows the same model on a much larger land bank.
Lucknow's version was announced in the Uttar Pradesh budget speech for 2024-25. Finance Minister Suresh Khanna described it as a destination for corporate leaders doing business anywhere in the state, on the lines of the Delhi and Hyderabad aerocities. The proposal came from Rajeshwar Singh, the BJP MLA for Sarojini Nagar, the assembly constituency in which Lucknow Airport sits. The state then assigned LDA to find the land and implement the project.
The public descriptions of the project have been consistent since 2024: top-rated hotels, a convention centre, malls, commercial offices, restaurants and parks. In other words, Aerocity is pitched as a commercial and hospitality district. Nothing announced so far describes a residential plotted scheme for individual buyers of the kind LDA runs at Anant Nagar or Wellness City. That single fact is the most important thing a buyer needs to understand, because most of the confusion — and most of the fraud risk — comes from people assuming Aerocity will work like an ordinary LDA plot lottery.
Where Exactly Is Lucknow Aerocity Planned?
The project is planned beside Chaudhary Charan Singh International Airport at Amausi, in the Sarojini Nagar area on the southern edge of the city along Kanpur Road (NH-27). The land under identification sits in two revenue villages: Rahimabad and Gahru. Rahimabad lies immediately against the airport boundary. Gahru is the adjoining village named in the same proposal.
Three practical points follow from this location:
- It is inside the airport height zone. Everything around CCSIA is governed by the Airports Authority of India colour-coded zoning map, so even the government project will be shaped by height limits. We explain this in detail below.
- It is not a single sealed boundary yet. Until LDA publishes a layout or an acquisition notification, nobody can tell you with certainty which khasra numbers in Rahimabad or Gahru are in or out. Village names alone prove nothing.
- It sits on Lucknow's new southern growth axis. Sarojini Nagar is already home to the Hinduja group's Ashok Leyland EV plant on the old Scooters India land, the BrahMos facility, and the airport itself. The Awadh Expressway's elevated section now begins at Amausi.
Three Different Things Are Being Called "Aerocity" in Lucknow
Search results and WhatsApp forwards mix up three separate things. Keep them apart and most of the confusion disappears.
1. The government Aerocity (LDA)
The 1,500-acre project from the 2024-25 state budget, with land being identified in Rahimabad and Gahru. This is the one people usually mean. Status: proposal and land identification. No plots, no layout, no registration.
2. The airport operator's city-side development
CCSIA is operated by Lucknow International Airport Ltd, an Adani Airport Holdings subsidiary. Adani Airports has publicly said it plans airport-city developments — hotels, offices, retail and convention space — around its major airports, including Lucknow. Social posts from October 2025 describe such a development opposite Terminal 3. This would sit on airport land, not on land sold to the public, and it is a separate project from the LDA Aerocity.
3. Private projects using the word "Aerocity"
Several private colonies and apartment projects around Kanpur Road and Sarojini Nagar use "Aero" or "Aerocity" in their brand name. A brand name is not a government approval. These projects must be judged on their own RERA registration, LDA layout approval, title and AAI NOC — nothing else.
When a seller says "near Aerocity", ask which of the three they mean. If they cannot answer, or if they claim the plot is "inside LDA Aerocity", stop the conversation until you have seen documents.

Current Status: What Exists and What Does Not
For AI summaries and for buyers in a hurry, here is the position in one place.
What exists
- A budget announcement (February 2024) of a 1,500-acre Aerocity for Lucknow.
- A government decision assigning LDA to identify land and implement the project.
- Two named villages, Rahimabad and Gahru, where land identification was reported.
- A working airport with Terminal 3, a metro station and, since July 2026, the Awadh Expressway on its doorstep.
What does not exist yet (as of 10 October 2026)
- No LDA board-approved Aerocity layout plan or sector map published.
- No land-acquisition or land-pooling schedule listing Aerocity khasra numbers that we could find.
- No registration booklet, no lottery, no reserve price per square metre.
- No master developer, hotel operator or anchor tenant formally announced for the LDA project.
- No completion date.
This is normal for a project at this stage. LDA's larger schemes typically move from announcement to land identification, then board approval, then acquisition or pooling, then layout, then infrastructure tenders, and only after that to any sale or allotment. Aerocity is at the second step.
Why Aerocity Makes Sense for Lucknow
The case for the project is real, which is exactly why its name is so attractive to marketers.
Airport growth. Terminal 3 opened in March 2024 with a Phase 1 capacity of 8 million passengers a year. Phase 2 is designed to take that to about 13 million, and the airport master plan targets roughly 38–39 million passengers a year in the long term. The operator itself describes the 1,258-acre airport as land-constrained, which is one reason commercial activity will spill over to land outside the fence.
Road access. The Lucknow–Kanpur Expressway opened on 13 July 2026, cutting Lucknow–Kanpur travel to about 35–45 minutes and starting with an elevated stretch from Amausi to Shaheed Path. The 104-km Outer Ring Road also passes close to the proposed site. For a convention and hotel district that has to serve both cities, this is the strongest argument in its favour.
Metro. The CCS Airport station, the southern end of the Red Line, already connects the airport to Charbagh, Hazratganj and Munshipulia without changing lines.
Industry around it. Sarojini Nagar has become Lucknow's manufacturing and defence pocket, with the Ashok Leyland EV plant, the BrahMos unit and a growing number of logistics operations. A business district next to that cluster has an obvious customer base.

Get the plot verifiedThe Airport Height Zone: The Rule Most Buyers Never Hear About
Every building near a civil airport in India needs to respect obstacle-limitation surfaces that keep aircraft approach and take-off paths clear. For Lucknow, the governing document is the AAI colour-coded zoning map prepared under the civil aviation rules notified as GSR 751(E) on 30 September 2015. Lucknow was one of the first cities to receive this map, and copies were handed to LDA and the Municipal Corporation.
In plain terms:
- Land up to about 20 km from the airport reference point falls under the NOC regime. Height clearance is applied for online through AAI's NOCAS portal.
- The closer you are to the runway, the lower the permitted top elevation. In the inner ring of roughly 4 km around the airport, structures are held to about 45 metres above aerodrome elevation, and much less on the approach and take-off paths.
- Each grid square on the zoning map has a permissible top elevation measured above mean sea level. Your allowed building height is that figure minus your plot's ground level — not a number a broker gives you.
- An LDA map approval does not replace the AAI NOC where the zoning map requires one. This gap is where buyers get hurt.
Rahimabad, Gahru, Amausi and the Sarojini Nagar strip along NH-27 are all in the tightest bands because they are so close to the runway. Even the government Aerocity will have to be designed within these limits, which is one reason aerocities worldwide are dominated by low- and mid-rise hotels and offices rather than towers.
The Demolition Record Next to Lucknow Airport
This has already happened to real buyers. In August 2024 LDA issued demolition notices to about 50 houses built right next to the airport boundary. According to an LDA official quoted at the time, a builder posing as a contractor had bought land from farmers in Rahimabad and Mohammadpur Bhakti Kheda without the mandatory airport NOC, sold it on, and pocketed the money. In July 2025, after a joint survey by LDA, the district administration and airport management, notices went to 15 high-rise buildings near the airport whose upper floors exceeded height limits.
Notice the pattern. The people who lose are not the builders, who have already been paid; they are the families who bought the houses or the upper-floor flats. Enforcement near the airport is slow because no single agency acts alone, so a building can stand for years before a notice arrives. That delay is precisely what makes a cheap plot look safe.
Low prices plus Aerocity headlines make Rahimabad look like an early-entry opportunity. In reality, what you are allowed to build there is shrinking, not growing, and any land that ends up inside the government project may be acquired or pooled on the government's terms rather than resold at a premium.
Common "Aerocity" Sales Pitches and What They Really Mean
| What you hear | What to check |
|---|---|
| "LDA Aerocity plot, booking open" | LDA has not opened any Aerocity booking. LDA sells through its own portal and published booklets, never through a private agent collecting tokens. |
| "Plot inside Aerocity boundary, prices will triple" | No boundary map has been published. Ask for the LDA notification and khasra list — it does not exist yet. |
| "Aerocity is 2 minutes away" | The project has no built location yet. Measure the distance to the runway and check the AAI height grid instead. |
| "No need for RERA, it is farm-house land" | Any plotted project above 500 sq m or more than 8 units being sold to the public needs UP RERA registration. Agricultural land also needs proper conversion before residential use. |
| "LDA map pass ho jayega" | Near the airport, an LDA map is not enough. Ask for the AAI NOCAS application number and NOC. |
| "Agreement to sell now, registry after acquisition" | If the land is acquired, compensation goes to the recorded owner, not to you. An unregistered agreement gives you very little protection. |
How to Verify a Plot Near Lucknow Airport or "Near Aerocity"
Use this ten-step checklist before paying any token money. Every step can be done with public records or through a professional verification.
- Khatauni and khasra: Pull the current khatauni from UP Bhulekh. Confirm the seller is the recorded owner and the land category is not government, gram sabha or ceiling land.
- Acquisition status: Ask at the Sarojini Nagar tehsil and the LDA land section whether the khasra is covered by any acquisition or land-pooling notification, for Aerocity or for airport expansion.
- Master plan land use: Check the LDA Master Plan land use for the khasra. Residential construction on land zoned for other uses is a long-term problem.
- Distance from runway: Measure the plot's distance from the runway and the airport reference point, and note whether it lies under an approach or take-off path.
- AAI height clearance: Look up the permissible top elevation for that grid on NOCAS and subtract ground level to get the real building height.
- Layout approval: For a colony, demand the LDA-approved layout plan and check that the plot number matches it.
- UP RERA: Check the project on up-rera.in. No registration where one is required means walk away.
- Encumbrance: Search registered transactions on IGRS UP for previous sales, mortgages and multiple sales of the same plot.
- Litigation: Search civil and revenue court records for the khasra and the seller, including pending cases on the 1950s-era airport acquisition.
- Mutation: Confirm the seller's name was mutated (dakhil-kharij) after their own purchase. Registry alone does not complete the record.
Should You Invest Around Aerocity Lucknow?
An honest answer depends on what you want.
If you want an LDA plot in Aerocity: there is nothing to buy. Watch the LDA website and official newspaper notices. If and when LDA launches a commercial or residential component, it will publish a booklet, a reserve price and a registration window, the same way it has for Anant Nagar and other schemes.
If you want to build a home near the airport: you can, but treat the height limit and title checks as non-negotiable. A G+1 or G+2 house on a clean title with a valid NOC is very different from an upper-floor flat in a building that has never applied for one.
If you are speculating on land in Rahimabad or Gahru: understand the downside. Land that falls inside the final Aerocity boundary is more likely to be acquired or pooled on government terms than resold at a premium. Land just outside may gain, but only if its title is clean and it can actually be built on. Buying unregistered "agreements" in this belt is the highest-risk play in Lucknow real estate today.
If you want exposure to the corridor without the airport-zone risk: look slightly further out along the Kanpur Road and Awadh Expressway belt, outside the tightest height bands, and stick to RERA-registered projects with LDA-approved layouts.
Prices in this belt vary sharply by distance from the runway, road frontage and title quality, and quoted asking prices are often inflated by Aerocity marketing. Base your decision on recent registered sale deeds and the UP circle rate for the specific village, not on broker quotes.
Aerocity Compared With LDA's Other New Townships
Buyers often compare Aerocity with the other large LDA projects announced in the same period. The comparison helps put its stage in context.
| Project | Main purpose | Location | Plots for public? |
|---|---|---|---|
| Aerocity | Hotels, offices, convention, retail | Rahimabad–Gahru, next to the airport | None announced |
| Wellness City | Health and wellness township | Shaheed Path corridor | Planned under LDA scheme |
| IT City | IT and technology township | Sultanpur Road | Planned under LDA scheme |
| Anant Nagar | Residential and mixed use | Mohan Road | Yes, plots allotted by lottery in phases |
Note also that the Vrindavan AI City being taken forward by UP Awas Vikas Parishad in Vrindavan Yojna is a different project from both Aerocity and LDA's IT City. Different agencies, different land, different rules.

What is Aero City Lucknow?
Aero City Lucknow is a proposed 1,500-acre business and hospitality district next to Chaudhary Charan Singh International Airport at Amausi. It was announced in the UP Budget 2024-25 and is planned for hotels, offices, malls, a convention centre and parks, on the model of Delhi and Hyderabad aerocities.
Where will Lucknow Aerocity be built?
Land is being identified in Rahimabad and Gahru villages beside the airport in the Sarojini Nagar area, off Kanpur Road (NH-27). No final boundary or khasra list has been published.
What is the current status of Lucknow Aerocity in 2026?
As of 10 October 2026 it remains at the proposal and land-identification stage. No layout plan, acquisition schedule, registration, lottery or price has been announced by LDA.
Has LDA launched plots in Aerocity Lucknow?
No. LDA has not opened any registration or allotment for Aerocity. Any agent collecting booking money for an LDA Aerocity plot is not acting for LDA.
Who is developing Lucknow Aerocity?
The UP government assigned the Lucknow Development Authority to identify land and implement the project. It was proposed by Sarojini Nagar MLA Rajeshwar Singh. No private master developer has been announced.
How big is Lucknow Aerocity?
The announced size is about 1,500 acres, which would make it larger in land area than Delhi Aerocity, which covers around 200 acres.
Is the Adani development opposite Terminal 3 the same as Lucknow Aerocity?
No. The airport operator, an Adani Group company, has its own plans for hotels, offices and retail on airport land. The 1,500-acre Aerocity is a separate state government project handled by LDA in Rahimabad and Gahru.
Is it safe to buy land in Rahimabad or Gahru now?
It carries high risk. The area lies in the tightest airport height bands, LDA served demolition notices to about 50 houses near the airport in August 2024, and land that falls inside the final Aerocity boundary may be acquired or pooled. Buy only after a full title, acquisition and AAI NOC check.
Which metro station is nearest to the proposed Aerocity?
CCS Airport station, the southern terminus of the Lucknow Metro Red Line, located at the airport.
How does the Lucknow–Kanpur Expressway affect Aerocity?
The 63-km Awadh Expressway opened on 13 July 2026 with an elevated stretch from Amausi to Shaheed Path, cutting Lucknow–Kanpur travel to about 35–45 minutes. It makes the airport side of Lucknow far more accessible from Kanpur and Unnao, which strengthens the case for Aerocity.
What are the building height limits near Lucknow Airport?
Heights are governed by the AAI colour-coded zoning map under GSR 751(E). Land up to about 20 km from the airport needs height clearance, and within roughly 4 km the limits are very tight. Check the exact permissible elevation for your plot on AAI's NOCAS portal.
How can I verify a plot advertised as near Aerocity?
Check the khatauni on UP Bhulekh, acquisition status at the tehsil and LDA, Master Plan land use, AAI height clearance, LDA layout approval, UP RERA registration, encumbrance on IGRS UP, litigation and mutation. DSD Properties does this for a fixed fee with a 48-hour report.
