About Anant Nagar Yojana

Anant Nagar Yojana is a large planned residential plot scheme developed by the Lucknow Development Authority on Mohan Road, Lucknow. The official LDA tagline for the scheme is “Aadhunik Jeevanshaili Ka Prateek” — a symbol of modern lifestyle — reflecting LDA’s aim of structured, well-serviced plotted development with wide internal roads and green belts.

The township is laid out across multiple named khands (sectors): Akash Khand, Alekh Khand, Aashish Khand, Aabhash Khand, Alok Khand, Adarsh Khand, Aditya Khand and Aamod Khand. The booklet’s road sections show planned roads of 18 metre, 24 metre, 30 metre and 45 metre widths, along with master-plan roads of 60 and 150 metres, plus green belts up to 50 metres wide.

Each of the three khands now open for registration is independently RERA-registered — Alok Khand under UPRERAPRJ123812/04/2025, Akash Khand under UPRERAPRJ241488/12/2025, and Adarsh Khand under UPRERAPRJ885169/04/2025. The promoter RERA number is UPRERAPRM10102. Verify each on the UP-RERA portal at up-rera.in before you register.

  • Late payment penalty: If instalments are not paid by the due date, 11% annual compound penal interest is charged.

  • Do not self-deduct: The applicant should not deduct the discount themselves while paying — the discounted amount is adjusted under other payable heads at final calculation.
  • Freehold charge: 12% of the land value (including park, corner and wide-road premiums, if applicable) is payable before registration.

Allotment, Possession & Refund Rules

1
Allotment by Lottery

Plots are allotted by lottery in the presence of applicants. The lottery information is published in newspapers and on the LDA website, and the result is displayed publicly on the Authority’s notice board and website. The digitally signed allotment letter can be downloaded from ldalucknow.in 15 working days after the lottery — no separate allotment letter is issued.

2
Possession of the Plot

After the allotment date, once the plot value and other dues are paid and registration is done, possession is given to the applicant within the period prescribed by RERA. All registration and agreement expenses are borne by the applicant.

3
Refund for Unsuccessful Applicants

If the registration amount of unsuccessful applicants is refunded within 3 months of the lottery date, no interest is payable. If refunded after 3 months, interest is paid at 4% simple annual interest on the deposited amount.

4
Cancellation After Allotment

If an allottee cancels the allotted plot after allotment, 20% of the registration amount plus applicable GST is deducted and the balance is refunded without interest. If three consecutive instalments are not paid, the allotment is cancelled without notice and the amount is refunded after the same deduction.

5
Mortgage & Maintenance

An allottee may mortgage the plot to obtain a loan to pay LDA dues, with the Authority’s permission/NOC. Until the scheme is handed over to the Municipal Corporation, the allottee pays maintenance charges plus GST. After handover, if an allottee has not constructed on the plot, a maintenance fee of ₹25 per square metre per year is payable separately.

Things to Watch Out For Before Registering

🚨 Pay Only Through the Official LDA Portal

The booklet states clearly that payment must be made only through the official LDA portal — registration.ldalucknow.in. Do not deposit money directly into any bank account. No broker or agent can accept applications or guarantee a plot; allotment is strictly lottery-based.

🚨 Concealing Facts Forfeits Your Money

If any detail in the application is found false, or any important fact is concealed, the LDA Vice-Chairman can cancel the allotment, registration or agreement, confiscate the entire registration amount, and initiate any further legal action the Authority considers appropriate.

🚨 Price & Plot Numbers Are Tentative

The booklet confirms the location, area and price of plots are provisional, with final costing done after development. The number of plots may also increase or decrease in unavoidable circumstances.

🚨 A Disputed Plot Is Not Replaced

If an allotted plot becomes disputed after allocation, no alternative plot is provided. The deposited amount is refunded with simple interest at the State Bank of India MCLR rate.

🚨 Three Missed Instalments Cancel the Allotment

If an allottee fails to pay three consecutive instalments, the allotment is cancelled without any notice, and the refund is made only after deducting 20% of the registration amount plus GST.
