Eligibility: Who Can Apply

The official booklet sets three clear eligibility conditions. Confirm that you meet all three before paying the registration amount.

1

Minimum Age 18 Years

The applicant must be above 18 years of age on the date of application.

2

Indian Citizen (NRIs Also Eligible)

The applicant must be an Indian citizen. Non-Resident Indians (NRIs) are also permitted to apply for the scheme.

3

Property Ownership Limit

Neither the applicant nor any family member should already own more than one residential house/plot in Lucknow, or more than two residential houses/plots in Uttar Pradesh, allotted by the LDA, the UP Housing & Development Board, or any other government department.

Reservation Categories & Percentages

Reservation is admissible as per the current Government Orders of the Government of Uttar Pradesh. Eligibility for a reserved category requires a valid certificate issued by the UP Government — without it the applicant is treated under the general category.

How to Register: Step-by-Step (19 May – 18 June 2026)

1

Buy & Download the Booklet

Between 19 May and 18 June 2026, make an online payment of ₹1,100 (including GST, non-refundable) and download the registration booklet from registration.ldalucknow.in.

2

Fill the Online Application Form

Registration forms are filled online only. Enter your personal details accurately and ensure correct nominee/legal-heir information — this is required for transfer in case of death of the applicant.

3

Self-Attest the Affidavit Online

Self-attestation of the affidavit within the online application form is mandatory. There is no offline affidavit submission.

4

Deposit the Registration Amount Online

Pay the registration amount (5% general / 2.5% reserved) only through www.ldalucknow.in. Direct transfer or deposit into the Authority’s bank account is not valid registration — the responsibility for this lies entirely with the applicant. Bank details printed in the booklet (ICICI Bank, A/c 628101112135, IFSC ICIC0006281) are for reference only; all payments go through the portal.

5

Use Net Banking / Card — Avoid Last-Day Challan

The booklet advises applicants not to use challan payment in the last days of the registration window. Net banking, debit card or credit card payment is recommended to avoid delays.

6

Edit Option Before the Lottery

If any discrepancy is found in your application during scrutiny, LDA will provide an ‘edit’ option before the lottery so you can correct it.

Allotment by Lottery

If registration is completed within the prescribed period, allotment is made strictly through a transparent lottery. The booklet confirms the following on the allotment process:

  • Flats are allotted by lottery in the presence of applicants; the lottery details are published separately in newspapers and on the LDA website.
  • Lottery results are displayed publicly on the LDA website.
  • After the lottery, a digitally signed allotment letter can be downloaded from www.ldalucknow.in — it is fully valid, and no separate physical allotment letter is issued.

Payment Plan: Instalments vs Early-Payment Rebate

After the allotment letter is issued and the registration amount is adjusted, you can either pay the balance in instalments or pay in full to claim a rebate. The official terms are:

Payment Route Terms
Full payment within 45 days6% rebate on the balance amount
Full payment within 60 days5% rebate on the balance amount
Full payment within 90 days4% rebate on the balance amount
Instalment plan36 interest-free instalments over 3 years
Late instalment payment2% additional penal interest

Payment Rules You Must Know

  • → The rebate applies based on the date the full amount is actually deposited.
  • → GST must be deposited along with the instalments; if not paid on time, 18% annual interest applies on the delayed GST.
  • → A maximum of 5 years is prescribed for handing over flat possession.
  • → If an allottee defaults on 3 instalments, the LDA Vice-Chairman may cancel the allotment. Default of 6 consecutive instalments means the allotment is automatically cancelled.
  • → All payments must be made through the payment gateway on the LDA Citizen Portal — registration.ldalucknow.in.

Cancellation & Refund Rules

1

Unsuccessful Applicants

After the lottery, the registration amount of unsuccessful applicants is refunded within 2 months, without interest, to the bank account mentioned in the application. If refunded after 2 months, interest is paid at the SBI savings-bank rate. Always enter your correct bank name, account number and IFSC code in the form.

2

Cancellation After Allotment

If an allottee cancels the allotted flat after allotment, 20% of the registration amount plus applicable GST is deducted, and the balance is refunded without interest.

3

Refund Before Allotment

The registration amount is never refunded before allotment. Applicants who want a refund before allotment must apply online at www.registration.ldalucknow.in before the lottery — but the refund is processed only after the lottery is completed.

Possession, Registry & Construction Timeline

The booklet sets out clear rules on construction, registry and possession. Understanding these protects you from surprises later.

  • LDA proposes to complete construction of the flats within 36 months.
  • Possession must be taken within 3 months from the date of registry.
  • The actual cost of the flat is payable on the area calculated by the Authority; in case of a floor change, payment is as per actual area plus floor-change charges.
  • Flats are registered as freehold; freehold charges and other dues must be cleared before registration.
  • The sale deed is executed after the allottee pays freehold charges, other expenses and stamp duty as per rules.
  • Once 33% of allottees take possession, an RWA is constituted and common facilities are handed over to it for maintenance.

Things to Watch Out For Before Registering

🚨 Never Pay Directly Into the Bank Account

The booklet explicitly warns: do not make any direct payment into the bank account. All payments must be made exclusively through the LDA Citizen Portal. A direct bank transfer will not count as a valid registration, and the loss is the applicant’s responsibility.

🚨 Concealing Facts Forfeits Your Money

If any information in your application is found false, or any material fact is concealed, the LDA Vice-Chairman has full authority to cancel the allotment/registration and forfeit the deposited amount, along with any further action deemed appropriate.

🚨 Price & Area Are Tentative

The flat cost and area are estimates and may be revised. If the actual area or cost increases, you must pay the difference. The number of flats can also be increased or decreased by the Authority.

🚨 Possession Could Take Years

Construction is targeted at 36 months and a maximum 5-year window is prescribed for possession. Plan your current rent and EMI obligations accordingly — do not register if you need a home within the next two years.

🚨 Instalment Defaults Can Cancel Your Flat

A default of 3 instalments allows LDA to cancel your allotment, and 6 consecutive defaults cancel it automatically. Choose the instalment plan only if you are confident of consistent monthly payments for 3 years.

Special Cases: Death of Applicant & Dispute Jurisdiction

  • Death of applicant/allottee: the registration amount or allotted flat is transferred to the legal heir/nominee on submission of the required documents. Always fill nominee details correctly in the online form.
  • Prevailing rules apply: after allotment, all current LDA rules and any future amendments by the Authority or Government are binding on the allottee.
  • Dispute jurisdiction: any dispute related to the scheme falls under the jurisdiction of Lucknow.
