Lucknow is set to witness one of the most ambitious urban development projects in Uttar Pradesh's history. The Lucknow Development Authority (LDA) is pushing forward with Varun Vihar Yojna — a massive 6,580-acre integrated township proposed along the Agra-Lucknow Expressway corridor.

What's Inside the Township?

The scheme is designed as a self-sufficient urban cluster, offering a diverse mix of land uses:

  • Residential plots — various sizes for individual buyers
  • Group housing zones — for apartment developers
  • Commercial & mixed-use plots
  • Institutional zones — schools, hospitals, government offices
  • Green belts, parks & water bodies — over 980 acres reserved

Land Acquisition Status

The LDA has already distributed over ₹300 crore in compensation to farmers affected by the land acquisition. The process involves land from approximately 22,403 farmers across multiple villages in the project zone, with acquisition still ongoing.

Projects of this scale typically trigger significant price appreciation in surrounding areas. Localities along the Agra Expressway — including Amar Shaheed Path, Sultanpur Road and nearby villages — have already seen heightened investor interest.
