According to the report, the capital is getting new housing schemes along with stronger basic facilities. Chief Minister Yogi Adityanath and Defence Minister Rajnath Singh will launch the Uttar Pradesh Avas Evam Vikas Parishad's Saumitra Vihar and the Lucknow Development Authority's IT City scheme on 23 November. Plot registration for the general public will open in both. Notably, four new housing schemes are starting in the capital within two months, two of which have already been launched (LDA's Varun Vihar and Naimish Nagar, 24 September).
IT City: a scheme spread over 11 villages
LDA's IT City scheme on Sultanpur Road is connected to Kisan Path. It extends to the boundaries of 11 villages, including Sonai Kanjehra, Pahadnagar Tikariya, Parehta, Sikandarpur Amoliya and Rakibabad. It too is being developed on the basis of land pooling. Farmers who gave land have already been allotted developed plots, and they will also be given allotment letters on 23 November.
What is not fixed yet
- The report does not give the number of plots, sizes, rate or the registration deadline.
- The IT City rate is not notified yet; on 27 October the LDA secretary said he expected about ₹4,000 per sq ft at public sale (our earlier story).
- Earlier reports put Saumitra Vihar phase 1 at about 2,261 plots and about ₹2,700 per sq ft; the final rate will be clear only from the brochure (our earlier story).
What this means for buyers
If you want a plot in IT City or Saumitra Vihar, registration is expected to open around 23 November. Register only through the official LDA and Avas Vikas Parishad portals; when the brochure comes out, check the plot size, rate, payment terms and RERA number. Buying land directly from farmers in IT City's notified area needs a land-pooling affidavit (full story).
