Why the rate is so high
According to Hindustan Times, LDA says the rate reflects the location near the green corridor and the scheme's development cost, which includes the embankment (bandha) and other infrastructure. According to a senior LDA official, private developers and colonisers around Wellness City are selling land at ₹6,000 to ₹7,000 per sq ft. (Hindustan Times, 27 October 2026)
Which villages, what will be built
Wellness City will come up in these seven villages: Bakkas, Malukpur Dhakwa, Chaurahiya, Chaurasi, Dularmau, Noorpur Behta and Mastemau. The scheme will have a super-speciality hospital, a medical college, diagnostic centres, Vipassana and meditation centres, along with residential plots. What this means for buyers
- A 1,000 sq ft plot in Wellness City could cost over ₹55 lakh (₹5,500 × 1,000), about double the Varun Vihar rate.
- The rate is still proposed. Do not pay anyone promising a "booking" or a "confirmed plot" before the LDA brochure and RERA registration.
- Private land nearby sells at ₹6,000–7,000 but has none of the LDA facilities. If you buy a private plot, check that it is not in a gata listed for the scheme's acquisition or land pooling.
