The Lucknow Development Authority (LDA) is set to launch an enhanced version of its digital portal, introducing a critical new feature — a Land Use Verification Tool. The upgrade is aimed at tackling a growing problem: fraudulent property transactions where plots meant for commercial use, green belts, or road reserves are illegally marketed and sold as residential properties.

How the Portal Will Work

Buyers will be able to enter basic details — including tehsil name, village name, and plot number — to generate an official land use report. The portal will also allow users to obtain a formal Land Use NOC (No Objection Certificate) for a nominal fee, adding an extra layer of legal protection to property transactions.

Who Benefits?

  • First-time homebuyers who may not have access to legal experts
  • Investors purchasing plots on the city outskirts (Sultanpur Road, Bahraich Road, Ring Road areas)
  • NRI buyers investing remotely in Lucknow real estate

What Problems Does It Solve?

Lucknow has seen multiple cases where buyers paid for residential plots that were later found to be on land designated for roads, parks, or commercial corridors — leading to demolition orders and financial losses. The new portal is designed to eliminate this risk at the source.

Recommendation: Once live, make this verification step mandatory before finalising any property deal in Lucknow — especially for resale plots and builder floor purchases.
