LDA Property Search by Name Lucknow 2026 — Check Ownership Records Online

At DSD Properties, we make property buying 100% safe for you.

Lucknow is big, and the rules for checking papers are different for a village plot (Rural) and a city flat (Urban). We have created this simple guide to help you check records in both areas so you never lose your hard-earned money to a scam.

LDA Property Search by Name — Lucknow 2026

There are three different portals for searching LDA property by owner name in Lucknow, depending on what type of record you need. Use the right portal for the right record:

What You Want to Find Portal to Use Search Method
LDA allotment — plot or flat allotted by LDA ldalucknow.in Allotment number or applicant name
Registry deed — who sold what, when igrsup.gov.in Owner name + district (Lucknow)
Village / rural plot — Khasra & Khatauni upbhulekh.gov.in Owner name or Khasra number
House tax record — Nagar Nigam property lmc.up.nic.in Property ID or owner name

Step-by-Step: Search LDA Property by Name on IGRSUP

The fastest way to search any registered property by owner name in Lucknow is the IGRSUP portal (Stamp & Registration Department, UP):

  1. Go to igrsup.gov.in
  2. Click "संपत्ति खोजें" (Search Property) from the top menu
  3. Select District: Lucknow
  4. Enter the property owner's name in the search field
  5. Select the registration year range
  6. Click Search — you will see all registered deeds under that name

⚠️ Important — LDA vs Registry Records

  • → LDA allotment records (ldalucknow.in) show who LDA allotted the plot to — this may differ from the current owner if the plot was later sold
  • → IGRSUP shows all registered sale deeds — this gives you the full ownership chain
  • → Always check BOTH portals before buying any LDA property in Lucknow
  • → If the names don't match between LDA records and IGRSUP, demand a written explanation from the seller before proceeding

1. How to Check Rural (Village) Land Records

If the plot is in a village area (like Mohanlalganj, Malihabad, or Bakshi Ka Talab), it is managed by the Revenue Department.

Step-by-Step: Using UP Bhulekh

  • Go to upbhulekh.gov.in.
  • Select Lucknow as the district.
  • Select your Tehsil (Area) and then the Village Name.
  • Search using the Khasra Number or Gata Number.
  • Check the 'Khatauni': This will show you the current owner's name and if there is any bank loan on the land.
Quick Tip: If you are looking at village plots, read our guide on RERA Checklist for Plots.

2. How to Check Urban (City) Property Records

If the house or flat is in a city area (like Gomti Nagar, Indira Nagar, or Aliganj), the papers are managed by city authorities.

A. For LDA or Awas Vikas Properties

If the property was built by the Lucknow Development Authority (LDA), you must check the records at the LDA office in Gomti Nagar.

  • Ask for the Allotment Letter and Possession Letter.
  • Check if the 'Transfer of Property' (Mutation) is done in LDA records.

B. For Private Builder Flats

For new apartments, always use the UP RERA website.

  • Search by the Project Name or RERA ID.
  • This shows if the builder has the legal right to sell that flat.

3. Why 'Dakhil Kharij' (Mutation) is Mandatory

Many people in Lucknow make a mistake: they think the 'Registry' (Sale Deed) is everything. This is wrong.

Important: After the registry, you must apply for Dakhil Kharij. This process removes the seller's name and adds YOUR name to the government’s master list. Without this, you cannot sell the property in the future or take a bank loan.

4. The "Safety First" Document Checklist

Before you pay any token money, ask the seller for these original documents:

Document Name Why You Need It
Sale Deed / Registry To prove the history of who sold to whom.
Khatauni (Rural) To see the current owner in village records.
House Tax Receipt (Urban) To prove the seller has possession of the house.
Encumbrance Certificate To ensure there is no pending loan on the house.
